Pre-listing
Inspection
Using
the information from
the inspection report.
You now have a better
picture of the house you are selling and its condition. The
reports findings may have been worse than you thought they
would be, problems you did not know about seem to have taken
on a life of their own, and you are not sure what the next
move is.

Make a list of the problems noted in the report that
you are willing to address.
▪
Break the list down into three groups,
1) affecting
habitability, safety, defect.
2) Overlooked maintenance items
that will affect how a potential purchaser views your house.
3) Cosmetic improvements, clean up.

Start work on list #1 immediately, work into list #2
and finally list #3.
▪
We strongly recommend that you have a contractor or a
licensed professional complete any major repairs.
▪
Receipts for the completed work should be kept, proving
that the work has been completed.

Remember….
You will get more for your
home, and it will sell faster if you repair the problems noted
in the report. If there are defects you are not willing to
repair, contact your Realtor and discuss the possibility of
listing them on the disclosure sheet and noting that they are
“as is”.
When
a buyer makes an offer to buy your house they will use a form called
an inspection addendum
to ask for the right to have a home
inspection.
Once
the inspection has been completed the buyers will list any repairs
they want you to make on a post inspection
agreement,
and send it to your Realtor.
