CAN A HOME FAIL AN INSPECTION?

A home inspection by a trained professional is visual non invasive inspection. The inspector gives the components of the hone a detailed examination to determine their current condition.

The inspector is not there as judge and jury,  there is no pass or fail at the conclusion of the inspection. 

A home inspector works as a second set of eyes for either the buyer or seller, depending on who hires him / her, describing the condition of the property and indicating which items are in need of repair or replacement.

The home can only pass or fail in the eyes of the person for whom the inspection is done, it is theirs to decide what the inspection results mean in relativity to their situation.

The home inspector has no regulatory power to say a home is inhabitable. Nor does the home inspector have the right to turn off or disconnect the utilities for infractions of the building codes or violations of city ordinances.

NOTE: A home inspector may for safety reasons turn off a utility for safety reasons, however you as the home owner are under no obligation to leave them turned off.
