I DO MY OWN HOME INSPECTION?
Yes,
. . . you probably could.
It is really to your advantage if
you do not do the inspection yourself. Even the most experienced homeowner
lacks the knowledge and expertise of a certified
home inspector. Every year a certified home
inspector inspects hundreds of homes, attends
continuing education workshops, lectures and
seminars and subscribes to trade journals. This keeps the
inspector up with the ever-changing technology used by the construction industry.
The best reason for not doing
your own inspection is probably because most home
buyers find it very difficult to remain
completely objective, unemotional and unattached
from the home they want to buy.
The "I want everything to be ok"
desire most home buyers have when viewing a house they like, could lead you
to making a
very poor assessment of the homes true condition. A mistake like
this could cost you
dearly after you move in.

Inspector gives you an unbiased report on
the condition of the property. This is something
no home buyer can realistically do for
themselves.
It is also important for home
purchasers to note that the Dayton Area Board of
Realtors "inspection addendum to home purchase contracts" states that inspections must be made
or conducted by
qualified contractors and/or inspectors duly
licensed and certified (where applicable) and
selected by the purchaser.
