LICENSING OF HOME INSPECTORS

At the present time, only a few states require that Home Inspectors be licensed, and Ohio is not one of those. It is because of this lack of licensing and regulation that it is so important for you to choose a home inspector who adheres to the National Association of Home Inspectors (NAHI) standards of practice and code of ethics. The NAHI standards provide minimum guidance for conducting a home inspection and all NAHI members agreed to conduct their home inspections in accordance with the NAHI standards of practice.

The National Association of Home Inspectors was established in 1987 as a nonprofit association to promote and develop the Home Inspection industry. Its mission is to "promote excellence and professionalism in the home inspection industry, to provide a standards of practice, a code of ethics to educate its members and to inform the public of the benefits and scope of a professional home inspection". NAHI members are required to complete their home inspections in accordance with the standards of practice. While the standards provide a minimum guideline for conducting a home inspection, the NAHI code of ethics sets a standard for professional behavior for its members. For example, member inspectors are required to act only as a disinterested third party in the real estate transaction and are expressly forbidden from performing any repair work on a property they have inspected.

The American Inspectors Society (AIRS) was founded in 1971 and is one of the oldest and longest standing agencies for the certification, accreditation and training of professional home inspectors. Based in Atlanta, the organization stresses the need for professionalism, high inspection standards, and the need for a uniform set of standards in the home inspection industry.

Currently the American Inspectors Society is recognized by many of the states that have regulated or licensed Home Inspectors as a bona- fide agency with recognized credentials.
