The Inspection
Thorough, detailed
You will appreciate the detailed yet simple to follow report, presented to you on site at the end of the Inspection. Your property will be Inspected from top to bottom, inside and out, one area at a time.
The Inspection type
We can do a thorough area by area or room by room Inspection (looking at every detail) in larger buildings it becomes costly to spend the time noting minor cosmetic type items, in these cases we suggest basing the Inspection on time, (example 1 day) and we begin with the most important items and work towards the less important aspects. We can discuss before hand what your goal is and what your expectations are.
For apartment buildings or hotels we recommend a random sampling of rooms, choose 10 to 20 rooms/units and Inspect them then extrapolate the results for the building.
The following components can all be Inspected:
Air Conditioning system and its components
Attic/ Ceiling areas, insulation, ventilation
Break room/ kitchen appliances, counter tops and cabinets
Heating systems and its components
Complete plumbing systems and water heater
Parking area
Electrical system and it's components
Exterior siding, windows and doors
Foundation, basement, grading
Porch, patio, deck
Roof, flashing, gutter, down spouts
Walls, floors, ceilings, doors
A Learning Experience
The Inspection is also a great learning experience. It is an opportunity for you to gather information about an important and expensive financial decisions you making. Furthermore, this may also be your only opportunity to really get to know the property before you purchase it. You may have visited it one or more times with your Realtor, chances are you have not had time to really look at everything in enough detail to fully understand what you are buying.
