Buyer's Inspection Service serves the entire Miami Valley including the following cities and surrounding areas: Fairborn, Yellow Springs, Xenia, Waynesville, Springboro, Tipp City and all of the Dayton Metro area. We will work outside these areas, please call for scheduling.

Save Money
You may be able to get your home inspection for free! If the seller is paying all your closing costs it may be possible to include the home inspection fee. Ask your Realtor.
Paying for your own inspection, talk with your financial institution, the cost of the home inspection can often be included in your financing.

Independent
We are not affiliated with any real estate company, construction company or other inspection company. Our sole interest during the inspection is in helping you, our customer, better understand the actual condition of the home! You will get a qualified impartial opinion about the condition of the property from a certified (CRI) inspector who will not benefit from the repair or sale of the property.

Our Inspection Report
Our detailed inspection report is broken down into categories, room by room to make reading and understanding it as easy as possible so you can utilize the information in it to your best advantage. It comes bound in book form with copies of the National Association of Home Inspectors (NAHI) standards, home maintenance check lists tailored to the time of the year, and duplicate copies of the inspection report for your real estate agent or lending institution.

Partial Inspection
In some cases a whole house inspection is not what you need to complete your transaction smoothly. For you we offer partial inspections allowing you a specialized inspection of a particular component, or a tailored inspection to fit your special needs or requirements, rather than a whole house inspection.

Ask Questions
During the inspection we encourage you to ask questions so you will understand everything there is to know about your new home. Don't be shy...It is your Inspection and you should know about the house and property ... it is our job to help you. We never consider a question silly, if you have a concern it should be addressed, and that's what we are there to do.

Post Inspection Concerns
After the inspection if you have any questions or concerns about the property, we are available by phone (toll free) as often as you want, any time you need us.
If your lending institution or insurance company have any questions about the property, give them our phone number.

Additional Tests We Provide
Gas line and Carbon Monoxide testing - 
The gas lines are checked for leaks using electronic equipment. Using a specialized carbon monoxide detector, the hot water heater and furnace flue pipes as well as adjacent areas are checked for any out gassing of carbon monoxide. The detector is also used on an air vent to check for carbon monoxide out gassing from the furnace.   This test is included where applicable.

Water testing - Samples are taken  to establish the safety or quality of the drinking water in the home. Depending on the test involved, analysis will be conducted by an EPA approved testing lab, or on site. 
Tests include; bacteria, nitrate/nitrite, iron, and hardness.

Well system evaluation: quality, flow, and pressure tests - Testing designed to determine if  there are problems with the well, the pump and its associated equipment. In many cases the well does not produce adequate water for normal household use. 

We do not test for  any of the following, but can also help you 
if you need phone numbers 
- Radon
- Mold inspection / assessment
- Lead paint inspections or assessment

When we have completed the inspection, if you are not completely satisfied with the quality of our work, and should you believe that it is necessary to engage another Home Inspector to re-inspect the property before you buy, let us know.

We will pay for the re-inspection of the property by another Home Inspection company of your choice, even if the inspection costs more than you paid us.
