Buy your home with confidence
You will be encouraged to come to the Inspection. We want you to accompany your inspector as he goes through the house, inspecting everything from the door bell to the kitchen sink, and from the roof top right down to the foundation.                                                        
This hands-on approach allows you to learn all about the house you intend to purchase and to evaluate its true condition. We will show you any areas of concern, explaining the problem so that you understand what you are looking at. The inspector will also familiarize you with the functions and operation of the various systems.

As the inspection progresses you have the opportunity to ask the inspector questions about the house, it's systems and their operation, as well as learning valuable maintenance tips . The inspector will also give you suggestions for improving the value of the property.                                         

New Construction?
A home inspection on new construction is well worth considering. The building inspector only checks for code violations. A certified home inspector will check that all the systems and components of your new home perform their intended function. Along with our standard inspection report, you will receive a 'punch list' for your builder, listing all the trim and finish items that need attention.
It is so much easier to have the builder repair or replace items your inspector finds defective before you move in.

Commercial Buildings
We inspect all types of commercial buildings. Our approach is geared towards the investor who needs a professional detailed analysis quickly. The computer generated report can be tailored to cover any special needs. If photos of the building or inspection related items are needed please let us know. The photos and report can be e-mailed directly to your office and/or your broker.

In larger buildings (60,000 sq ft and larger shopping centers) we will often bring in a HVAC expert or electrician to help the inspector. When inspecting  medical facilities we try and work around the patient schedule to minimize the interruption.

Selling a Home?
If you are selling your home, don't be blindsided by the buyer coming up with a list of problems at the last minute, consider a home inspection. It is the best way of finding out what needs attention and repair before the home is listed for sale. It gives you the opportunity to increase the price you will get for your home and it enables you to sell without the worry of what will need repairing. Getting the most from your Inspection
- If possible, have all of the utilities turned on
- Allow about 2½ to 3 hours for the inspection
- Be prepared to walk around
- Bring a note pad and pen
- Voice your concerns
- Ask questions

Do I need a Home Inspection and an Appraisal?    (Bank, FHA, VA, HUD)
Yes, the home inspector and the appraiser are looking at the property from different points of view. The home inspector works for the person buying the property, and is there to point out any safety issues or negative aspects of the property that may be detrimental for the purchaser. The appraiser works for the financial institution and is looking at the property to to make sure that it meets basic standards of habitability and to determine if the bank could sell the property again for the amount of the loan.  For more info, Click here.

Note: Any qualified or certified home inspector can inspect a property that is being purchased through FHA, HUD, or VA loan. (FHA, HUD and VA  do not certify or license home inspectors to inspect the properties they are loaning on.) 

Can I choose my own Home Inspector?

The Report
The computerized report is presented to you at the end of the inspection, there is no waiting overnight. Your report comes in a customized hard cover binder divided into five sections.
1. Copies of the standards of practice we adhere to, detailing what we inspect. 
2. Your inspection report with a comprehensive set of summary sheets (your
    Realtor may need them) detailing all the areas that need repair.
3. The results of any additional testing that was undertaken. 
4. Comprehensive maintenance schedules to help you maintain and increase the
    value of your new home. 
5. Information to keep you secure and safe.

Out of town and need a copy of your report quickly?
We can e-mail you a copy of the computer generated report and send the original by priority mail. Getting the report quickly is paramount, you need the information about the property so you can make your decisions with confidence.
